Imobiliaa offers users access to a variety of online resources and tools, including free listings, buy‑sell services, AI analysis services, and other digital offerings. By using these, you agree that such services include advertising, which is essential for the functioning of the Imobiliaa site. You also understand and agree that Imobiliaa’s services may include communications from Imobiliaa, such as announcements about new features, administrative messages, and newsletters, and these communications are an integral part of membership status. You understand and agree that services are provided “as is.”

1. Free Services
* Submission of classified ads by private individuals or legal entities into the Imobiliaa database
* Posting of such ads on the Internet
* Ability to search listings (simple or advanced), view and save them
* Ability to set search alerts for categories of interest
* Ability to contact other users

2. Paid Services
* Display on the site of approved forms of advertisement
* Promotion of clients’ products and services by the company via informative emails

Imobiliaa reserves the right to modify, change, remove or add terms and conditions to this regulation, including, but not limited to, terms, fines/fees applicable and operating/use policies. Such changes may be made without prior notice. Continued use of the services represents your implicit agreement to those changes. It is your responsibility to periodically check for possible changes to the Regulations and to ensure that the contact information you provided is correct.

By completing the registration form, clicking the “Register” button and activating your account via the e-mail sent by Imobiliaa to the provided address, you confirm that you are a natural person, that you are at least 18 years old, and that you fully accept the terms of this contract. If you are under 18 years old, you may access the site only if you have the express consent of your legal guardian. If you represent a legal entity, a partnership, or any other legal form, your registration guarantees that you have the authority to use the services in accordance with these terms and conditions.

You agree to provide correct, clear, and complete information in the registration form and to update this information appropriately, including for payment terms.

By transmitting or publishing any content on the Imobiliaa platform (including, but not limited to: listings, texts, photos, comments, reviews, testimonials, ideas, suggestions, video or audio materials), you declare that you hold all necessary legal rights over that content and "grant Imobiliaa a non‑exclusive, free, irrevocable, unlimited in time and space right" to use, reproduce, modify, adapt, publish, translate, distribute, transmit, publicly display, and sublicense such content, in any existing or future media format.

These rights are granted "without any compensation", "regardless of whether you later decide to close your account" on the platform. The user retains all moral and copyright rights over the materials, within the limits of the law.

* By posting a comment, testimonial or review on the site, you agree that Imobiliaa may use such materials for commercial or promotional purposes, including displaying your "name, profile picture (if public)" and the date of posting.
* Imobiliaa "reserves the right to remove without notice" comments or testimonials that:

* are offensive, defamatory, disparaging;
* damage the image of the company or users;
* are false or incite hate;
* violate the internal policies of the platform.

The right to use comments remains valid "even after the user has deleted their account."

Imobiliaa offers digital services based on internally developed artificial intelligence and proprietary algorithms. These services may include: automated evaluations, price suggestions, property value estimates, market analyses, behavioral profiling or other tools for automated data processing.

* All intellectual property rights in these technologies and in the results generated belong exclusively to Imobiliaa.
* The user is granted "only a limited, non‑transferable and non‑exclusive personal use" right to the results.
* Redistribution, copying, commercialization, publication or sublicensing of results obtained through these services is "prohibited".
* Any attempt at reverse engineering, reproduction or reuse for commercial purposes constitutes a "serious infringement of copyright" and may lead to civil and criminal liability.

Imobiliaa does not guarantee the accuracy, completeness or practical applicability of results generated. These are provided ""as is"", for informational and indicative purposes.

Imobiliaa "will not be held responsible" for direct or indirect damage, financial losses, errors in decision‑making or any other impact resulting from the use of these digital services.

You are responsible for your actions and their consequences, including the materials you upload and make publicly available. By publishing content:

* you "guarantee that you have the necessary legal rights";
* you "will not publish": obscene, defamatory, illegal materials, content infringing others’ rights or containing viruses, harmful software, unsolicited messages (spam), or duplicate content;
* you "will not create multiple accounts" for abusive purposes.

Imobiliaa reserves the right to suspend or close user accounts who:

* violate any of the provisions of this document;
* harm the image or operation of the platform;
* publish inappropriate, abusive or illegal content.

Imobiliaa reserves the right to temporarily or permanently interrupt the provision of services, without prior notice, for commercial or technical reasons.

Imobiliaa does not guarantee
* services will be continuously available, without errors, delays or interruptions;
* results obtained from using the platform are accurate, complete or reliable;
* any system error will be corrected.

Use of the platform and its services is "at the user’s own risk".

Imobiliaa "cannot be held liable" for direct, indirect, incidental, special or consequential damages, loss of profit, data or other losses, even if it has been warned of the possibility of such damages.

Imobiliaa complies with the applicable legislation regarding the protection of personal data (EU Regulation 2016/679 ‑ GDPR). Details on the collection, processing and rights of the user are found in the Privacy Policy.

Access to and use of Imobiliaa platform services implies full and unconditional acceptance of these Terms and Conditions. If you do not agree with these terms, "please do not use the platform".

Any dispute will be resolved amicably, and in absence of mutual agreement, will be submitted to the competent courts in Romania.

In the meaning of this document, the terms below shall have the following meaning, unless the context indicates otherwise:

* Platform / Site / Imobiliaa – refers to the website www.imobiliaa.ro, including all digital services, applications and related subdomains, owned and operated by SC IMOBILIAA DIGITAL SERVICES SRL, with registered office in Romania, registered with the Trade Register under no. J00/0000/2023, Tax ID RO00000000;
* User / Client / Member – any natural or legal person accessing and using the platform;
* Free services – those functionalities available without charge to users;
* Paid services – functionalities or products offered in exchange for payment;
* User‑generated content – any material published on the platform by users;
* Artificial Intelligence – technologies and algorithms developed by Imobiliaa to provide automated digital services;
* GDPR – the General Data Protection Regulation (EU 2016/679).

This contract is governed by Romanian law. Any dispute arising from or in connection with this contract shall be resolved by the competent courts of Romania.

Neither party shall be liable for failure to perform its obligations if such failure is caused by a force majeure event, as defined by Romanian law, including but not limited to: natural disasters, fires, floods, earthquakes, war, strikes, pandemics, interruptions of communication networks or other circumstances beyond the reasonable control of the affected party.

For paid services offered by Imobiliaa, payment, cancellation, and refund terms will be clearly communicated to the user before any payment is made, and are detailed in specific service pages. In the absence of explicit provisions, any request for a refund will be considered by Imobiliaa upon the user’s express request.

The user is responsible for keeping their login credentials (e.g., username and password) confidential and for any activity occurring under their account. Should you suspect unauthorized use of your account, you agree to notify Imobiliaa immediately.

The Imobiliaa platform may contain links to third‑party websites or resources. Imobiliaa does not control and is not responsible for the content, privacy policies or practices of such third parties. Access to such sites is at the user’s own risk.

Imobiliaa reserves the right to modify, suspend or discontinue, temporarily or permanently, partially or wholly, any service provided through the platform, without prior notice and without being liable for compensation.

All rights to the name, logo, trademark and branding of Imobiliaa are the exclusive property of SC IMOBILIAA DIGITAL SERVICES SRL. Use of these without prior written consent is prohibited and may entail legal liability.

Imobiliaa may periodically organize promotional campaigns aimed at users of the platform, consisting of discounts, special offers, vouchers, temporary free access to premium features or other benefits established by the Provider.

1. General participation conditions
Participation in promotional campaigns is optional and conditioned upon acceptance of the specific rules of each campaign.
The rules of the campaigns will be made available by posting on the site or via other electronic communication channels (email, in‑account notifications, etc.). Each promotional campaign rule may include: eligibility conditions, campaign period, enrollment method, nature of benefits granted, usage conditions, and possible limitations.

2. Use of vouchers and discounts
Vouchers or discount codes issued during a campaign:
are valid only during the campaign period, according to the deadlines specified in the relevant campaign rule;
cannot be used after the campaign has expired, regardless of whether they have been activated in the user’s account;
may be, in certain campaigns, transferable to another user (e.g., family, friends, colleagues), only if this is explicitly mentioned in the campaign rule;
cannot be exchanged for money, monetary equivalents, or other forms of financial compensation;
may be cancelled if the user obtained the benefit by fraud, technical error, or breach of the campaign rules.

3. Financial rewards
In the case of campaigns that include financial rewards (for example: bank transfers, cash prizes, refunds, etc.), the user is solely responsible for:
the correctness of their contact information (name, email address, phone number, etc.);
the correctness of banking details provided, if applicable;
using a valid account in apps such as BT Pay or other accepted payment methods, if payment is made via phone number.

Imobiliaa is not responsible for the loss or failure to provide financial rewards due to:
incorrect, incomplete, or expired data;
inaccessibility of the bank account or the payment app used;
the bank’s refusal to process the transaction.
Financial rewards are granted only during the active campaign period, and any subsequent claims will not be considered. Campaigns are time‑limited, and post‑campaign effects do not fall under Imobiliaa’s obligations.

4. Rights and limitations of Imobiliaa
Imobiliaa reserves the right to modify, suspend or cancel any promotional campaign at any time, without prior notice, respecting the rights already acquired by eligible participants up to that point. Benefits granted during the campaigns are not cumulative with other active offers, unless explicitly stated in the rule of the respective campaign.

5. Abusive behavior and sanctions In case of detected attempts to defraud the system, unjustified multiple participation, use of false data or any behavior non‑compliant with the campaign rules, Imobiliaa may: revoke granted benefits; invalidate campaign participation; restrict the user’s access to future campaigns; apply other measures as per the Terms and Conditions.
